Steve Sandifer, broker/owner at TLC Brokers in Littleton, practices what he calls “proactive marketing.” He doesn’t just post his listings in the MLS and wait for buyers to discover them – a form of “reactive marketing” if there ever was one. He uses a variety of online sites and tools, including the Obeo platform, his own website, brochures and so on. He even measures each listing to provide buyers accurate square footage and floorplan information.
Now, Sandifer is taking his proactive marketing approach a step farther. He’s using video by Mediamax.
Sandifer says he wanted to do a Community Profile Video on Willow Springs/Willowbrook because it helps buyers experience “that tranquility, that feeling you get when you’re out there behind the Hogback that you wouldn’t get from just some nice still pictures.”
The area also particularly lent itself to aerial video.
“Because of the location and the panoramic views that you get,” Sandifer says, “the aerials were spectacular out there.”
Video isn’t just useful for attracting local buyers. Sandifer also sees it as an important draw for those thinking of relocating to Colorado.
“This a great way to kind of show them the area before they come out for their first house-hunting trip.”
He’s so pleased with this first effort, he’s already thinking about community videos for the other areas he and partner Walt Whatley target, as well as a profile video for his company.
“I think it’s a way of getting exposure that’s different from other marketing that we’ve done in the past,” he says.
