It’s been almost three weeks since famed groundhog Punxsutawney Phil saw his shadow, confirming what we already know. Spring is a long way off.  While we shuttle through slushy streets and brave the single digit temperatures, houses still need to be sold.

In the summer, marketing a property is easier. The community pool sparkles blue and the lush green grass and blue skies grace every marketing brochure, luring potential buyers to every open house or showing. But when it’s COLD outside, and people no doubt prefer to stay bundled up and warm, what is the best way to get them out of the house?

Denver is the city it is for one reason. Around every corner is a unique neighborhood, a corner that reflects the charm of its location (and usually has some pretty amazing places to eat). Are you taking advantage of the location to help sell the property in the cold winter months?

 

While it is always important to market a property’s own selling points, who can resist the temptation to come take a peek, knowing the home is walking distance to Little Man Ice Cream, or just a quick stroll to downtown? By including visuals of the neighborhood, you’re doing the work for your buyers, and creating the story for them to build on. Suddenly they’re making plans to walk to their favorite restaurants and shops on a Saturday, or stopping in at the local coffee shop on their way home from work. Ultimately, helping them build the story of their life in their new house will make it easier for them to commit, and harder to walk away from their “dream location”.

So while we wait for the elusive warm weather to return, don’t forget to shift your marketing to cater to the season. While taking a swim in the neighborhood pool is definitely a happy thought, so is ducking into a local shop or enjoying a bowl of soup on a cold day. Creating a mental picture of the location is always important, no matter what the weather is outside.
