I understand why you might be skeptical. After all, word on the street has the market slowing lately. Plus, it’s winter. Everybody knows homes don’t sell in the winter. Oh and you’ll never get a showing if there’s snow in the photos, right?

Well, Troy Warrick might beg to differ. Late in 2013, he turned a listing in just two days … in the winter … with snow on the ground. Not only that, it was a fix-and-flip in an older Denver neighborhood.

How did he do it?

You certainly have to credit his 18 years in sales and marketing for some of Denver’s big homebuilders and his 8 years as a realtor. As a top producer for Cherry Creek Properties with a ranking in Colorado’s top 100, he’s somebody who knows how to generate buzz.

But Warrick says the photos by Mediamax Senior Photographer Jeff Perry were key.

“The pictures, the angles, the clarity, the fact that we did it when it snowed – against the brick front of the house, [the snow] just made it look really, really spectacular,” he says. “Everything went well because of the presentation.”

Perry says his responsibility as a Mediamax photographer is knowing how to capture the essence and feel of a home, no matter what the weather. Shooting in the winter can be a challenge, sure, but it also gives him a chance to “showcase the home as a refuge from the snow and a place to stay cozy with family and friends.”

Warrick says staging this recent remodel ensured it showed well and it was “worth every penny.”

“Especially in areas that are more downtown with smaller homes, it’s critical to stage,” he says.

Of course, Warrick’s “PowerSell Marketing System,” as he calls it, doesn’t stop with the sale. He turned the photos from this sales success into an email blast to generate more buzz and more listings (see above).
