Realtor Steve Olson with RE/MAX Masters, Greenwood Village, got a call from some sellers whose home had been on the market with another agent for about a week. It was Friday morning.

“The sellers were not happy with the marketing that was presented mainly around the photos,” Olson says. They were DIY photos taken on a cell phone.

The sellers planned to cancel their contract.

Olson called us. We said we could have Senior Photographer Mark May there that afternoon. May had the photos uploaded by Friday evening. Olson edited them on the MLS site Saturday morning. The home was under contract by Saturday night.

Maybe you think sellers don’t notice the photos you use to market their home but they do. You also may think photos don’t make the sale but …

“It’s a testimonial,” Olson says, “that good quality photographs do make a difference.”

Wasn’t this just a case of a tight market?

A factor, sure. “But I do believe that photos are going to get [buyers] to react quicker and have a more positive feeling about the house … . I wouldn’t launch a listing without photos, good quality photos.”

Olson notes there’s very little patience online, without good photos “those buyers look and move on within a few seconds.”

And that goes for buyers agents, too.

It’s the photos that make people slow down long enough “to make a decision about whether they want to see the house or not,” he says.

Olson’s favorite Mediamax photographer is Mark May.

“I think he takes the time to position himself in the right spot to take the right photo.”
