Keeping It Neutral: How Paint Color Affects The Sale Of A Home


There are many factors involved in the sale of a property including the location, price, and age of the home. In addition, staging and de-cluttering can increase what buyers are willing to spend. But did you know that something as simple as the color of the paint could be affecting how fast and for how much a home is sold?

Recently master photographer John Koliopoulos photographed a listing for Mediamax client Mandy Fling of Berkshire Hathaway HomeServices Real Estate of the Rockies. The original paint color inside the main living areas was a very bold yellow and green.

Mandy said, “We were receiving feedback from potential buyers that the house was too personalized”. The paint choices aligned with the current sellers’ taste, but according to Mandy, “the bold colors were distracting and didn’t allow people to visualize themselves living in the home.”

After more consideration (and help from Mandy), the sellers decided to paint the kitchen and living room in more neutral colors.  Below are the new photos John took after the update.

One result of the change is that the new paint colors allow the details like the woodwork and moulding to stand out, giving buyers a better opportunity to appreciate the features that make the house unique. 

More practically, buyers are more likely to purchase a home at a higher price point (the home is listed at $599,900) if it is move-in ready. If they happen not to like the colors the previous owner has chosen, the neutral colors allow them to move in without a pressing need to change anything or do more work. That’s key.

Mandy says more people have shown interest in seeing the home, and attributes it to the change in the paint color and posting new photos online. Her advice for sellers? Stay neutral. It eliminates distraction and allows potential buyers to envision themselves living in the home. This increases the likelihood of the home selling faster and at a higher price. You can’t beat that.
